Foreclosure Prevention Counseling Checklist

The following items must be present during the first counseling session.

• Loan Papers. In order for the Foreclosure Prevention counselor to create a decisive plan to assist the homeowners, the counselor must have access to all of the loan documentation.


• Pay Stubs/ Bank Statements. The last two months of pay stubs are needed in order to create a budget based on the homeowner's income.


• Rental Income Documentation. If the homeowner has a multi-family home, documentation such as, rental leases or copies of rental receipts given to their tenants each month.


• Monthly Mortgage Statements. The last three months of statements the homeowner received from their mortgage company.


• Supporting Documents. Any paperwork the homeowner has received from their mortgage company.


• A list of reasons why your mortgage has been in arrears. In order to write a comprehensive hardship letter, the homeowner must submit reasons and explanations to why they have not been able to pay their mortgage.

Having the documentation listed above will provide the counselor with the information need to express the variety of options available to the homeowner. Not having this documentation during the initial counseling session will prohibit the process. This will increase your chances of losing your home.
